In terms of quality of life, people now have greater requirements and a higher regard for the living space of the home, in addition to the external environmental factors of the residence. In urban construction projects within densely populated areas, consumer groups of small- and medium-sized family structures have increased annually, and most builders still prefer apartment-based and collective residence systems. Therefore, methods for attracting consumer attention to stimulate their willingness and a buying to stand out among all the construction projects has become most important. In addition to geographical factors, builders should also consider public facilities as a starting point to help modern people handle the needs and demands of their livelihood. For example, builders can plan more human-friendly facilities so that consumers no longer consider these public facilities as additional expenses; on the contrary, builders can create such additional value that far out-weighs its price performance. Therefore, whether for self-occupancy or investment, building projects are generally benefitting from the advantages of a long-term investment residence. When choosing residential housing, consumers generally consider such diverse factors as location, price, natural landscape environment, plantation of greenery, convenience of transportation and existing urban culture, and public facilities. Excluding environmental factors, public facility functions are reckoned to be the most relevant to people’s livelihood, and if viewed from the perspective of time axis, they are also considered the highest in proportion. Therefore, choosing a location that can add value to your living space, in addition to enhancing practical convenience and personal quality of life, would also impart more privacy in their friendships and their relationships between people, which is the main reason why apartment residences are increasingly favored by consumers. Therefore, in this study, we attempt to identify the importance of public facilities to consumers and how it affects the willingness of consumers for housing purchases. In order to achieve the aforementioned objectives, this study utilized "in-depth interviews” and "questionnaire surveys” to summarize the needs of modern consumers for public facilities in order to determine which functional space is more suitable and well designed for consumers. Then, case studies are used to introduce the characteristics of such a space, such as what kind of atmosphere can be closer to the human mind, hardware and software facilities, layout of various spaces, and others. These research results can be helpful in providing those housing projects with insufficient external environmental factors, so that value-added public facilities can be planned, helping to provide a practical reference.
